MF and suspended ceilings across Essex
An MF (metal furring) ceiling is a suspended plasterboard ceiling: steel channels hung from the structure on hangers, with furring sections clipped underneath and plasterboard screwed on. It gives a perfectly level, seamless ceiling below uneven joists, concrete soffits or services, and can be built to fire and acoustic ratings. Suspended grid ceilings (lay-in tiles) are the accessible alternative for offices and retail.
MF & Suspended Ceilings: the short version
- What it is
- Plasterboard on a hung steel grid — a level, jointless ceiling
- Why use it
- Hides services, levels out uneven structure, adds fire/acoustic performance
- Also fitted
- Bulkheads, rafts, access hatches, lighting troughs
- Grid ceilings
- Lay-in tile ceilings for offices, shops, schools
- Packages
- Labour-only or supply & fix
Most commercial ceilings — and a growing number of high-spec homes — are MF. Because the board is hung from adjustable hangers rather than fixed straight to joists, we can drop the ceiling to an exact level, form bulkheads around ductwork, and leave the void for electrics, data and sprinklers. The result is a flat, crack-free finish that takes paint like a plastered ceiling.
Where the ceiling void needs regular access — offices, shops, schools — we fit suspended grid ceilings with lay-in tiles, often combined with MF bulkheads and margins for a cleaner look.

Choosing a ceiling system
How we work
Level & set out
Laser-level the ceiling height, fix perimeter angle and mark hanger positions.
Hang the grid
Hangers fixed to structure, primary channels and furring sections clipped to level.
Board
Plasterboard screwed to the grid, access panels and light cut-outs formed.
Finish
Taped and jointed or skimmed, ready for decoration and second-fix.
Building Regulations
Ceilings that form part of a fire-resisting floor or protect an escape route must meet Approved Document B, and ceilings between flats contribute to the sound performance required by Approved Document E. As with partitions, the rating depends on building the exact tested system — including hanger spacing, board type and the sealing around light fittings and penetrations.
MF & Suspended Ceilings FAQs
What does MF stand for in ceilings?
Metal furring. It's the steel section that the plasterboard is screwed to, hung on a grid of primary channels and hangers below the structure.
Is an MF ceiling better than boarding straight onto joists?
When the joists are uneven, when you need to hide services, or when you need a fire or acoustic rating, yes. Fixing direct to joists is fine for a simple domestic ceiling that's already level.
How much height does an MF ceiling lose?
It depends on what's above it. The grid itself is shallow, but most of the drop is usually there to clear ducts, pipes or lighting. We'll agree the finished height with you before we start.
Can you fit downlights in an MF ceiling?
Yes. We co-ordinate cut-outs with your electrician. In fire-rated ceilings the fittings need to be fire-rated or covered so the rating isn't lost.
Do you fit suspended grid ceilings too?
Yes — lay-in tile ceilings for offices, retail and schools, including new installs and replacing damaged or stained tiles.
