Fire-rated and acoustic drylining across Essex

Fire-rated and acoustic drylining means building walls and ceilings to a manufacturer's tested system so they achieve a certified fire resistance (for example 30 or 60 minutes) or sound insulation figure. The performance comes from the whole build-up — studs, board type and layers, insulation, screws and the sealing of every joint and penetration — so it has to be built exactly to spec. BBS Drylining installs fire and acoustic systems across Essex for flats, conversions, loft conversions and commercial buildings.

Fire & Acoustic Systems: the short version

Fire ratings
Commonly 30, 60, 90 or 120 minutes to tested systems
Sound ratings
Built to meet Approved Document E targets
Includes
Fire-stopping, intumescent sealing, acoustic sealant, deflection heads
Typical jobs
Flat conversions, HMOs, lofts, escape corridors, risers
Paperwork
System references and photos kept for Building Control

Most of the drylining failures Building Control pick up are on rated walls and ceilings: the wrong board, a single layer where the system needs two, gaps at the head, or a pipe penetration that's never been sealed. We work from the manufacturer's system data sheet, photograph each stage before it's closed up, and keep a record you can hand to the inspector.

Acoustic work is the same discipline. A separating wall with a gap around a socket box or an unsealed perimeter can lose much of its performance. Flats, HMOs and change-of-use conversions are pre-completion sound tested, so it has to be right first time.

Where you'll need rated construction

Loft conversionsA protected escape route, usually 30-minute fire-resisting walls around the stair down to an exit.
Flats & conversionsFire and sound separation between dwellings, sound tested before completion.

How we work

  1. Confirm the spec

Agree the required rating and the exact system from the fire strategy or Building Control.

  2. Build to system

Studs, boards, layers, screws and insulation exactly as the data sheet requires.

  3. Seal & stop

Head deflection, perimeter and every service penetration sealed.

  4. Record

Stage photos and system references handed over for sign-off.

Building Regulations

Fire resistance is governed by Approved Document B and sound insulation by Approved Document E. Separating walls and floors between new homes need at least 45 dB DnT,w + Ctr airborne sound insulation (43 dB where an existing building is converted), and are tested on site before completion. New internal walls and floors next to bedrooms or rooms containing a WC need a laboratory rating of at least Rw 40 dB.

Fire & Acoustic Systems FAQs

What makes a wall fire-rated?

Building it to a tested system: the right fire-resisting boards in the right number of layers, on the right studs, with fixings, insulation and joint treatment exactly as tested, plus fire-stopping at the head and around services. Change one part and the rating no longer applies.

Does a loft conversion need fire-rated walls?

Usually, yes. In a typical house going from two to three storeys, Building Regulations require a protected escape route — commonly 30-minute fire-resisting construction around the stair — plus fire doors. Your Building Control body will confirm.

What is a sound test (pre-completion testing)?

An on-site test of separating walls and floors between dwellings in new builds and conversions, carried out before Building Control will sign off. If it fails, remedial work and a re-test are needed — so it's worth getting the build right.

Can you soundproof an existing wall?

Yes. An independent wall lining or resilient bars with acoustic boards and insulation can significantly improve an existing party wall, though it takes some room space.

Do you provide paperwork for Building Control?

Yes — the system references used, plus photos of each stage before it's closed up, so the inspector can see what's inside the wall.
