Metal stud partitions across Essex

A metal stud partition is a lightweight internal wall made from galvanised steel track and C-studs, boarded with plasterboard on both sides. It goes up faster than timber or blockwork, stays straight, doesn't shrink or twist, and can be built to a tested acoustic or fire rating by changing the studs, boards and insulation. BBS Drylining builds them for commercial fit-outs, new-build developments and homes across Essex.

Metal stud is the default internal wall on almost every commercial job and most new-build housing for good reason: it's quick to set out, it's dimensionally stable, and the performance is predictable because every system is tested by the board manufacturer. We frame to your drawings, allow for door sets, services and fixings, and hand over ready for tape and joint — or finish it ourselves.

On domestic jobs, a metal stud wall is the cleanest way to split a bedroom, form an en-suite, build a utility cupboard or close off a stairwell in a loft conversion. There's no wet trade, no settlement cracking at the ceiling line, and you can be painting within days.

Building Regulations

Partitions forming escape routes or separating flats must meet Approved Document B (fire) and Approved Document E (sound). New internal walls next to bedrooms or rooms with a WC in a new home need a laboratory sound rating of at least Rw 40 dB. The rating only counts if the wall is built exactly to the tested system — board type, stud size, screws, insulation and sealing — which is why we build to the manufacturer's specification and keep the paperwork for Building Control.

Metal Stud Partitions FAQs

Is metal stud better than timber stud?

For most internal walls, yes. Steel studs are straight, don't shrink or twist, aren't affected by damp and go up faster. Timber is still useful for one-off domestic jobs where you need lots of heavy fixings — though we add timber noggins or pattresses into metal stud walls for that.

Can you hang a TV or kitchen units on a stud wall?

Yes, as long as it's planned. We fit plywood pattresses or timber noggins in the cavity at the right height before boarding, so heavy items fix into something solid.

How long does a metal stud wall take?

A typical domestic partition is framed and boarded in a day, then needs taping or skimming and drying time before decorating. On commercial jobs it depends on run length and spec — we'll give you a programme with the quote.

Do metal stud walls need Building Regulations approval?

A simple non-load-bearing wall inside a house often doesn't on its own, but it does if it's part of a loft conversion, forms an escape route, creates a new bathroom, or is in a flat or commercial building. We'll tell you what applies and build to suit.

Are metal stud walls soundproof?

A standard stud wall with insulation cuts everyday noise well. For bedrooms, meeting rooms or walls between flats we build a tested acoustic system with denser boards, double layers or resilient bars.
