Artex ceilings and asbestos: what to do before you skim or board

Textured ceiling coatings such as Artex applied before 2000 may contain a small amount of asbestos. It's low risk left alone, but sanding, scraping or drilling it can release fibres. Before any work, have a sample tested by an accredited lab. If it's clear, it can be skimmed or removed normally. If it contains asbestos, the safest options are usually to skim over it or overboard it without disturbing it, or have a licensed specialist remove it.

Why textured coatings are a concern

Asbestos was used in some textured coatings until it was banned in the UK in 1999. Coatings applied after that date won't contain it, but most people don't know when their ceiling was done. The coating is generally low risk while it's intact — the risk comes from making dust.

Get it tested first

  • Use an accredited testing service — many offer postal kits, or a surveyor can take samples.
  • Wet the area and wear a disposable mask while taking a sample, or let a professional do it.
  • Results usually come back within a few days.

Your options

  • Skim over it: if the coating is sound, a bonding coat and skim covers it without disturbing it.
  • Overboard it: screw new plasterboard through to the joists, then tape or skim. Ideal for cracked or uneven ceilings.
  • Remove it: only by a properly trained contractor following the Control of Asbestos Regulations — not a DIY job.
Tip: Never dry-sand or scrape a textured ceiling you haven't had tested. If in doubt, leave it alone and ask.
